At CCI Real Estate, we pride ourselves at doing more than just selling our clients great, money-making Mobile Home Parks. In many cases, we manage these properties for them, but go well beyond the scope of what you may have come to expect from Property Managers. We do what we call “Value Enhancement”, which turns underperforming properties around, makes them more profitable. This is accomplished in a variety of ways. The result is a Mobile Home Park that not only makes more money (Net Operating Income, or NOI), but is actually worth more because of it. It’s similar to buying a fixer-upper, doing the fix-up then reselling it at a profit. But here, with Mobile Home Parks, we’re not so much fixing the physical structure as we are tuning up the business side, the management, the income and expenses, the record keeping.

Many of our clients ask us to find them parks that currently have problems (ie: poor management, deferred maintenance, high vacancies, low income, high expenses, etc.) that are priced accordingly, that they can have us manage and ‘turn around’ for them, so that they can resell that at substantial profits. And of course, we are acting as their agents, so we’re happy.
This is one of the reasons why we manage these properties at such a low cost to our clients. It puts us in a better position to prepare the properties for resale, have a great set of books to show prospective buyers, and to become intimately familiar with the inner workings of the park.
As an example, Fairfield Mobile Home Park in Fairfield CA (near the Bay Area), was purchased by one of our clients for $1.55Million. We took over Management & Operations of the park and within less than 18 months, we had increased the income and the value enough to sell it for $2.6Million.
Another example is Shady Oaks Mobile Home Park in Greenville MS. This 21-space park was purchased by one of our clients for $225,000. After less than a year of CCI’s property management, and the property was resold for $375,000. We are now managing it for the new owners & we have continued to massage it into better & better shape. Today, it nets the owners around $3,500 per month!
